As South Africans look for smart and affordable ways to enter the property market in 2026, distressed, bank-assisted and repossessed homes continue to present meaningful opportunities. These properties are often listed below market value, offering access to areas or property types that may otherwise be financially out of reach. But while the potential is real, purchasing in this sector requires clear expectations, careful budgeting and an understanding of the risks involved.

Lizl Engelbrecht, National Operations Manager at Just Property, says informed preparation is what ultimately protects buyers:

“Distressed and repossessed properties are no longer just a bargain-hunter’s niche — they’re becoming one of the most strategic points of entry into the 2026 property market. But the saving is only real when the buyer understands the process. In this sector, informed decisions protect your wallet more than discounts ever will.”

Below, Engelbrecht outlines the essential considerations for buyers navigating this segment of the market.

1. Understand the Type of Sale

Distressed properties fall into different categories. Bank-assisted sales occur when homeowners work with their bank and approved agents to sell before repossession. These are typically more structured and may include financial support from the bank, such as settling municipal arrears. Buyers should always obtain written confirmation of what the bank will cover.

True repossessions, where the bank has taken ownership after legal action, are sold at auction or through direct bank channels. These transactions carry different conditions and more complexity. Buyers must clarify whether they are entering a bank-assisted sale, sale in execution or direct bank sale, as the implications for risk, cost and timelines vary.

2. Understand Why Prices Are Lower

Distressed properties are often discounted to facilitate a quick sale. This can create strong opportunities for first-time buyers and investors, but lower prices may also indicate:

  • Required repairs
  • Delayed maintenance
  • Administrative backlogs
  • Potential occupancy challenges

Buyers must account for these in their budget to ensure genuine value.

3. Clarify All Costs Upfront

Financial obligations differ from property to property. Some banks may settle municipal arrears or offer discounted transfer or attorney fees in assisted sales.
By contrast, repossessed properties bought at auction may require buyers to assume outstanding levies or rates.

5. Prepare for Possible Occupancy Issues

Some repossessed homes may still be occupied by tenants or previous owners. Buyers are required to honour valid leases, and if occupants refuse to vacate, the eviction process becomes the new owner’s responsibility. This may involve legal costs and delays.

6. Be Financially Ready

Banks generally do not accept offers subject to the sale of another property. Pre-approval or cash availability is crucial.
Due to additional legal steps, transfers may take longer than standard transactions, and buyers should plan accordingly.

7. Work With Experienced Professionals

Because distressed sales involve varying levels of risk and complexity, working with skilled property practitioners and conveyancers is critical. Professionals help identify risks early, assess fair market value, and guide buyers through the administrative and legal process.

Hidden Threats On Our Highest Peaks

As you hike up the berg or wind your way up Table Mountain this holiday, it is easy to look around and think, “This is wild, untouched nature.” But often, it is not.

Behind the views we love, many of South Africa’s mountain slopes are quietly being taken over by invasive trees and shrubs like pines, wattles and gums. They look green and “foresty”, but they are anything but harmless.

According to Husqvarna South Africa’s Marketing Manager, Timothy Isabirye, invasive trees compete with indigenous plants, disrupt ecosystems and reduce vital resources like water. And in our mountain catchments, that has massive consequences for people and nature.

Isabirye goes on to share three more ways invasive plants harm our mountains and why clearing them, safely and correctly, matters:

1. They strip away biodiversity: South Africa is one of the most biodiverse places on earth, yet invasive species remain one of the biggest threats to that richness. In mountain ecosystems like the Drakensberg and the Cape, dense stands of invasive trees shade out fynbos, grasslands and proteas, outcompete slow-growing indigenous plants, and reduce essential habitat for the insects, birds and small mammals that depend on them. The result is a quieter, poorer landscape. You might still see green slopes from a distance, but up close, there are fewer species, less variety and less resilience.

2. They steal our water: In an already water-stressed country, this is the big one! Deep-rooted invasives like pines and gums are very thirsty, and studies show they can reduce river flows by six to seven per cent. That equates to billions of litres lost every single year. Mountain catchments are South Africa’s “water factories”, yet invasives intercept rainfall, draw more water from the ground than indigenous plants, and reduce the flow into dams, rivers and wetlands downstream. This is why national programmes are essential and why Husqvarna is a massive supporter of people and organisations, like Helihack, who are committed to removing invasive plants.

3. They turn mountains into tinderboxes: Fire is a natural part of our ecosystems, especially fynbos. But there’s a very big difference between a healthy ecological burn and a runaway inferno. Invasive trees disrupt natural fire cycles by creating heavy fuel loads, carrying flames into the canopy, and driving fire intensity far beyond what indigenous plants can tolerate. In fact, studies in fynbos catchments show that dense alien stands increase fire severity and worsen soil and hydrological impacts after burns. In simple terms, invasives can turn a manageable mountain fire into a dangerous blaze that threatens lives, damages soil, accelerates erosion and flooding, and sets back indigenous vegetation for decades.

So, this December, as you spend time in nature, remember that those beautiful, clear streams and wide-open views rely on the passionate volunteers and rangers behind the scenes. Volvo XC90 earns 2025 IIHS Top Safety Pick+ after impressive crash test results

Volvo Car South Africa (VCSA) is pleased to announce that the refreshed Volvo XC90, launched locally in October this year, has been awarded the 2025 Top Safety Pick+ designation by the Insurance Institute for Highway Safety (IIHS).

This recognition follows outstanding test results across the Institute’s crashworthiness and crash avoidance evaluations, with the updated moderate overlap front test standing out as a key area of strength. The XC90 was recently refreshed with several key updates, including updated front styling, a revised interior with a higher-resolution 11.2-inch touchscreen and updated materials, and new paint colours.

The moderate overlap front crash test was updated by adding a rear-seat dummy and new injury measures to better evaluate back-seat protection. Later, the scoring was revised to more accurately assess chest-injury risk by incorporating both chest compression and shoulder-belt position into a single metric.

But safety has always been a key tenet of Volvo cars and, despite the loftier standards, the XC90 achieved a ‘good’ overall rating, the highest awarded by the IIHS. The SUV’s structure remained stable and provided ample survival space for both the driver and the rear passenger. All driver injuries were rated ‘good,’ including the head and neck, chest, thigh, hip and lower leg and foot.

The rear passenger dummy also recorded low risks of head, neck, and chest injury. The shoulder belt stayed in an ideal position, and the lap belt remained firmly located across the pelvis throughout the crash. This helped limit injury forces to the torso and lower body.

Crashworthiness and additional testing

The XC90 has a long record of strong crashworthiness results. In the original small overlap front test on the driver side, the SUV again received a ‘good’ rating. The cabin maintained its shape, and the dummy’s position showed that the survival space was well preserved with a low risk of injury to the legs and feet.

Crash avoidance, lighting and safety systems

The XC90’s standard vehicle-to-vehicle front crash prevention system received an ‘acceptable’ rating in the latest 2.0 version of the test, the second-best rating after ‘good.’ Pedestrian crash prevention was also rated ‘acceptable.’ In many test scenarios, the XC90 either avoided a collision entirely or reduced speed enough to significantly lessen the impact.

Furthermore, the SUV also received a ‘good’ rating for its seatbelt reminder system. Combined with the new rear seatbelt load limiter enhancements, these systems underline Volvo’s commitment to safety in all seating positions.

30 African women scientists honoured at the 16th edition of the L’Oréal-UNESCO For Women in Science Sub-Saharan Africa Young Talents Awards

Yesterday, The Foundation L’Oréal and UNESCO announced the 2025 laureates of the L’Oréal-UNESCO For Women in Science Young Talents Sub-Saharan Africa Awards. These awards celebrate 30 exceptional young scientists — 25 PhD candidates and 5 postdoctoral researchers from 18 Sub‑Saharan African countries — recognized for the excellence of their research, their dedication to addressing the continent’s challenges, and their determination to inspire future generations of women scientists.

Selected from more than 550 applications, the laureates were chosen by a jury of 10 scientists, chaired by Professor Priscilla Baker, chemistry professor at Western Cape University in South Africa, who received herself the 2025 International L’Oréal‑UNESCO For Women in Science Award. The awardees represent diverse fields, including life and environmental sciences, material sciences, engineering and technology, and formal sciences.

Their research contributes directly or indirectly to addressing key continental and global challenges such as food security, public health, sustainable development, and inclusive digital transformation.

Progress towards gender parity in scientific research in Sub‑Saharan Africa

Across Sub-Saharan Africa, several countries are making meaningful progress toward a more inclusive scientific ecosystem. According to UNESCO’s latest report, Kenya for example has made remarkable progress, increasing the proportion of women researchers by 12 percentage points in 10 years — from 25.7% in 2013 to 38.4% in 20231. This positive trend demonstrates growing momentum for women scientists.

Women are also increasingly represented in higher education, representing 58% of graduates in Namibia and 60% in South Africa.  Despite this progress, women scientists still make up only 1 in 3 researchers in Sub-Saharan Africa, as it is the case globally. It is therefore crucial to continue taking action to help foster a new generation of young African women scientists.

Young Talents Award: A renewed commitment to advancing excellence among women scientists

In the face of the challenges facing Africa, this year’s Young Talents laureates contribute actively to placing science at the heart of development models across the continent. For example, Margaret Murage is recognized for her work on new cancer treatments, while Ramal Cyrielle Ndougonna is awarded for using genomic data to identify cassava varieties that are disease‑resistant, high‑yielding, drought‑tolerant, and nutritionally enhanced, all crucial for food security in Africa.

A growing community of more than 270 African women scientists

For over 15 years, the L’Oréal-UNESCO For Women in Science Young Talents Sub-Saharan Africa programme has supported more than 270 women scientists from over 35 countries.

Laureates receive financial grants (€10,000 for PhD candidates, €15,000 for postdoctoral researchers) and trainings in leadership, scientific communication, and career development.

They also join a global network of more than 4,700 women scientists since the international programme’s creation in 1998.

At the same time, the Fondation L’Oréal promotes the professional integration of vulnerable women through training in beauty professions.

More than 170,000 women have benefitted from socio-aesthetics treatments and more than 67,000 women have participated in the trainings.
